Oh and Alana's comments are spot on, get out there and network at some of these meetups and you'll start to see doors open that you didn't even know existed.  

I am an investor from CA and I bought my first investment property in Columbus OH and the realtor I used to get the property recommended me a GC who came with very high recommendation.

I was also looking on the Ohio market, as Cleveland or Columbus.

But some of the state RE bureau regs I've come across, first OH and then now FL, are going after what they perceive as brokering without a license by prohibiting activities that wholesalers typically do.

Oh, also, I think paying for all of the utilities and building that into the cost is better as well.

It is more fun to post about getting "18 doors in 12 months" vs posting about  "losing money every month because the vacancy and expenses were alot higher than what a random realtor or PM told me, oh and I can't sell the property to break even because I apparently overpaid for the property". 

I focus on Columbus, Ohio, which has seen significant growth, especially with tech giants like Intel, Meta, Amazon, and Google setting up operations, driving up property prices and job opportunities.
