The building has coin laundry, so no washers or dryers on the units to worry about :) just fridge, oven, shower and toilet.

Each unit has the same appliances (fridge, stove, dishwasher, and washer/dryer).Total utility use is $400 a month or $133 per unit. 

That sounds like maybe 5-10 grand to me, max, if it's a tablet in the door fridge and a high security deposit. 

There was old food left in the fridge and freezer in both the kitchen and basement units.

Had to turn it over and scope of work was similar to yours, however I used real tile, brand new fridge, new toilet, repainted the entire home and cleaned top to bottom 5,400 out the door.  

Nope, but 1-800-Haul-Junk will be charging you $500 to trash it if it is still here on Monday.Best thing I had left was a couple year old washer/dryer/fridge because the tenant couldn't move them across the country.

I don't want to replace the fridge but for about $200 more, I could get a brand new unit.  

I know many people that would disagree but for a middle class home we will just get a top down fridge instead of french door.
