I stepped in and cured most of them that I could.. and I am fairly certain they would have gotten really hosed if I did not rectify the majority of them.. if you have enough liquidity and I mean real liquidity like  200 to 500k in cash to handle the ones that get called or other issues go for it.. if your thinking Hey I can put a few grand down and make the delta but I only have 5k in my savings account your setting yourself up for some heart break.

Milwaukee Home Page, bottom right corner, very easy and you can do it per property, and specify the notifications you want - pretty cool.What is not cool, is we only have 24 hours to respond before the contractor has the right to cure and bill!!!

Electronic timesheets should cure some of our problems - security cameras are coming 1st quarter next year or at least that's in my plans.So far I'm enjoying it - doesnt seem like work - I'll be able to get more in the flow of things after we get a house bought here and more settled - so far in 2 mos we've moved twice - I have my former primary residence under partial construction to get it ready for the tenant moving in Dec 1 and another rental full gut rehab 70% completed and am selling another existing duplex in Wichita - so to say I have my hands full with outside things is an overstatement - I look forward to having a couple outside projects done in Wichita so I can 100% focus here.

Find a reason to evict tenant on day 1 (because if they are living with cockroaches they aren't worth much in the first place) and no amount of "you need to keep this place clean" letters is going to cure the problem, and no amount of poison will kill roaches that are attracted to the rubbish which is the food source.Then treat the place yourself with some good chemicals from your local pest place, and do that once a month for a couple of months.

Run the administrative process and serve them a second notice (notice to cure) and a third notice i say 10 days apart each), after sending them the last one (Notice of Default), take all of them, along with the certified mail receipts and the certificate of service and submit it into the docket.
