It will mostly boil down to what your competitors (other houses for sale in the neighborhood) are using, but there are some other more minor factors as well.This is probably why other books are short on details here as well...

One thing that I think you can use to your advantage is that during negotiations with sellers in that scenario, it's probably safe to assume that nobody else is touching these properties as competitors, as indicated in this thread (unless, of course, I am trying to buy the same property :).

Awning, Rabbu, AirDNA, Mashvisor are all great tools to help you analyze, but I personally identify the closest competitors in the area to the type of home I would invest in and see what their occupancy and average daily rate is and identify any opportunities I can capitalize on that they have not.

The nearest competitor is 85 miles away...thoughts?

I was given a rent analysis, this property unfortunately doesnt have competitors to compare rents too, the nearest town is 15 miles away, and they are charging way more for 650sqft unit properties then this owner was.

I also sat through a Sean Terry sponsored webinar (about 1 year ago) on a competitor service to Privy but I can't remember the name of that service.

The electrical cooperative has a super competitor power rate.

So the question is... do you really think you have a chance when your competitors have a credible website and you don't?
