I checked online and I did not find any standards/rules.The lady in the unit 2 facing the construction is working in the office most of the week and she pays a rent of $ 2750 per month;  we agree for a $ 300 rebate when we signed the lease few months ago.

@Aaron Bard the syndication route would likely be the best route to go for you.You will likely structure in either a 506(b) or 506(c) syndication, each having different pros/cons.To raise capital from those outside of friends in family, you will need systems and process to be able to target/attract investor that want to partner with you on your projects.

@Dominique Guinnane  thanks   1) keeping the price up is improtant to the seller  ( even if they are parting with the  credit / concession for the  temp buydown )    2)  the  lower  rate  for the  buyer  is enticing  as they  can  get a lower  discounted  rate  for  2 yrs   and then  possibly  refinance to a  permamnent  lower  rate/ payment when and if rates   drop ......thus the  2-1 buydown  can  be  more attractive to all parties  versus   dropping price  by 20K ( usetting seller )  and  having to  see the buyer  complain about taking a higher  payment / rate on the loan

There's a couple of things that make this more attractive than the other option sugggested of forming a new LLC to own the property.First is the expense and reporting involved in another LLC entity.Second though and more important in my book is that by having your LLC own a TIC interest and having your partners LLC own a TIC interest you keep the utmost flexibility available to you as you move forward with that property to eventual sale and possible 1031 exchange.
