Costs will vary depending on location, site conditions, development requirements, zoning requirements, type of construction and the level and scope of interior finish.

If there's a part of the job that does not require a license and will not be inspected by the city (such as finishes) I as the project manager have the option whether or not I will give that portion of the job to the GC or farm it out. 

Stone and mortar foundation was never meant to be finished as the material itself is very porous.

And if someone can't be bothered to help me out, or seems to be in a hurry to finish up, that appears to me like they think I am wasting their time.

This may be a dumb question but I recently finished my first BRRRR and am refinancing at the moment.

When I went to get a loan to finish rehabbing the property this was discovered as they pulled title and wanted to get insurance in place.

Eventually the inflation and high rates is going to have ramifications.Note this is not in every location nationwide, as some pockets are more resistant and some are less resistant. lord just let me finish my last 25 new builds then you can crash the market :).. we are slower but we are selling and have not really had to lower prices but a few grand on a few models. the fix flip refi model is still working well for us.

To do:Install vanities, finish painting tub/tile surround, remove/install shower pan & surround, second coat of paint in bathrooms, purchase new refrigerator & re-pipe Units A & B, clean floors/final clean.   

Once I was at the finish line of signing up, they switched the deal last minute so a super crappy investment.
