Additionally, throw in a couple of plants around the new gate and it could really dress up the front.On a side note and I think this is very important, if you have an electronic gate, you are able to provide the code to your local Law Enforcement agency.

In my case it's my real estate agency, but it could be your day job, flips, wholesaling, or another business you start.While it's doable, I think it's really hard to quit everything and jump into long term investing full time right from the start.By building my active income first, I now have a way to pay my bills outside of my investing portfolio and it allows me to source financing easier, open LOCs, etc.Also, I've worked really hard to get my debt to income down on things other than real estate (i.e. credit cards, car loans, etc).

My hair dresser is a tenant, my current handyman was referred by a tenant, I rent to the children of subcontractors I hire,  I rent to my the children and friends of my current tenants, I refer tenants that need help to agencies where I have tenants working, I eat at the restaurant owned by a tenant.

The tires end up on whatever land they can secretly store them, and spend all of the money they collected; leaving the problem for the next person to deal with.Another solution that most people aren’t aware of is that if a the sidewalls of the tires are removed, the state agencies don’t define it as a “whole tire”, which often times allows one to toss the 2 sidewalls and the tread (for each tire) into a normal trash bin.

As far as I'm concerned, this measure is unenforceable without that process defined and the agency staffed to handle it.

That obviously does add more risk, but the proceeds are so much better than agency has been over the last year that many are willing to take that risk.I've run across a few deals that had HUD 30yr financing, but those loans are very restrictive and take a long time to close so they're not very common; at least from what I've seen.
