I'm looking to form or join a mastermind/accountability group chat with other investors or soon-to-be investors.

This will function not only to help all of us find deals, but also utilize masterminds.

To your question, I would highly recommend attending local meetups, taking experienced sponsors out to lunch, and even joining masterminds.

They are in a PM Mastermind we have and they are always trying to be better and seem pretty good to start.

@Benjamin J Thompson sounds like you need to start masterminding or just networking in these various cities to understand some opportunities out there.  

We wish we could buy more lots but even land right now is hard to come by.We've got a project, a mastermind, we are putting together to professionalize and bring some standards to the use of the word Turnkey and the niche investment as a whole.
