I noticed other companies charge the owner a fee like a $100 admin fee or something if we take over a property with a tenant the owner put in place and then have to evict them after a month to two later.

The closing cost and associated fees often add up in these transactions.In the examples that I saw … Essentially there may be a mix of private/creative/bank money to get the asset initially.

If your main concern is on the refi end the you could also move some properties into portfolios (just make sure that you truly plan to keep these as they may have partial release fees attached).

I use traditional comps to figure property value then use AirDNA + enemy method to factor projected income and then do a traditional underwrite of income / expenses to find return.It is important for AirDNA to have a subscription to find the most similar properties and not just rely on the number it spits out.

I saw where I can collect rent payments on Zillow, but it didn't say anything about late payment fees, so I'm unsure how that would work.
