They don't always get it right or correctly anticipate external influences on a given neighborhood, but there is typically a lot of psychological investment in zoning.

You used the phrase "common sense" to describe the way investors should view statements from Turnkey companies and I don't disagree, but it is a common psychological error to anchor back to what we know when dealing with something that we don't.  

The CFO at many times CAN'T buy or sell the stock and when they do it can be for lots of reasons like paying taxes on a stock grant, etc.That is not to say there aren't very real factors that make success difficult for individual investors including their own psychology, a large number of fund managers and research companies whose sole job it is to be smart about these kind of things and the ease of trading in the market. 

I lost my mind over this because of psychological trauma from having bedbugs in a hotel room when I was in Nepal and I ended up in the hospital, but that's a story for another day haha.

Not to get too deep in psychology, but as humans we can't do things that go against our belief systems, because it creates psychological pain.
