I am a newer investor(currently have one rental property Cleveland, Oh) and now am focused on obtaining another in Houston! 

Then see how much time you spend every month hassling them for payment say 2 or 4 hours every month.If you logged all of that time 15mins or 1/2 hour every time you call etc. that adds up.You might think oh it doesn't cost me anything just my time, then your time isn't valuable and you have undervalued yourself.Don't let people do that to you!

I'm looking into investing in Ohio (possibly Cleveland), because of the cash flow.

Now those prices do not exist in Cali for the most part but in states like OR, AZ, IN, OH, FL, TN they do in many counties.Most of my investors who live in CA buy in those states above just to avoid the taxes, HOA, and over priced homes.

What is most significant, is after 15 years and 1 day...your cash flow turned from a little creek, to a flooded Ohio River.

There are multiple cities in Ohio where you can achieve this though, such as Columbus, Cincinnati, or Cleveland.
