I wanted to know if anyone has a finders fee agreement they like to use that covers all the bases? 

Purchase price: $350,000 Cash invested: $12,000 We recently purchased a townhouse with a grant that covered nearly $20k for downpayment and closing costs.

A few days later my banker called with some great news, thay had approved the loan and even upped the original amount to help cover some other expenses.

These might be covered in the Bootcamp training but most people will never take that path.  

Make sure to do your due diligence when acquiring your next property as you will need to make sure the rents can cover your mortgage payment.

Perhaps they overlooked it - and I hope won’t try to cover for it (which, if the record shows the form went to them, they should come clean to you about.)I can’t imagine that this is different from CA, where each party is supposed to serve the other with documents they file with the court - they can’t just say “Surpruse!”

No reason to think that builders won't agree to cover the buyer's agent fee. 

They literally wrote the book on midterm rentals and cover how to analyze markets.

The exception would be a superior website maintained for SEO, IF your investment program is large enough to cover the $5k upfront cost and the $500 per month maintenance for an optimized website.
