I always try to keep at least one spare fridge on hand (I have a oversize garage) same goes for washers & dryers.

We added a new fridge, oven and made space for a dishwasher.

Hopefully, the tenants in your crashpad will "self-police" and keep the place running smoothly (disposing of old food in the fridge, replacing the toilet paper roll, turning out the lights, and so on), but you're asking a lot with different personalities, levels of maturity, etc.
