My best advice is to keep leases at 50 weeks and get not renew if they are an awesome tenant. its 4500.00  i just paid it yesterday.. and the house was a mess.. but sense of relief that did not have to do anything but stroke a check and then clean up after them.. house will be lightly remodeled and sold to owner occ..

The portion of repairs that applies to increase in valuation is the relief or discount in taxes (ie: they won't give you all the taxes off only the part of cost to repair real estate - does not include refrigerator, washer, dryer, any personal property... but a roof, or plumbing or structure yes) It's a good and wonderful discount.

I have KPIs around newsletter subscribers, investor calls, investor meetings, videos created, podcast recorded and published, podcast subscribers.That being said, i'm only focusing on two main areas: finding quality deals to fund and quality people to fund those deals.For me, there's great relief limiting my scope to just two main ideas.

Treat everyone with respect and even more so the "distressed" as they are counting on you for relief in most cases!  

Additionally you need to read and heed Federal AND State Fair Housing laws and the Federal Fair Credit Reporting Act; also possibly the Servicemembers Civil Relief Act if you potentially have active duty members as prospects/tenants.

I can sell and walk away (and would feel some relief) however I don't have enough money to purchase another property.

I don't think insurance will drop back to the level they were 2-3 years ago but I am hoping that those rates stabilize and allow for some price relief in the near future.

@Dan Heuschele I too have a vacancy in the greater San Diego area and wondered if I took advantage of mortgage relief opportunities, what sort or unintended consequences should I expect. 

We are on day 10 of our identification period and just got an offer accepted so we have some relief.
