Any active investors with good track record you'd recommend that would allow someone newer to participate in the deals through help raise capital?

I can track down a few property managers pretty quick and know some 40+ units for sale if you are looking that big (use reddfin). 

You only need a place to track tenant information, payment history, maintenance, etc.

They can also report maintenance issues and see their payment summaries as well.The app has a slew of other features - complete book-keeping, automatically applies late fees, can track recurring charges, etc.  

In my area there are some that seem like they keep track of rentals on napkins.

I would like to use it to collect payments and track bank transactions but I am concerned about security. 

I've never tackled a deal quite like this before, and wanted an outside opinion to see if I am on the right track or completely overcomplicating this deal. 

For example, if both partners, track finances and no one tracks maintenance.

Have you heard of Rent App and is that a good idea (instead of Venmo) and sufficient for tracking rent payments?

I've personally worked with a handful of "investor-friendly" lenders, primarily on DSCR loans in recent years, and each time I've run into significant delays, lack of transparency about the process, have been fed the requirements in a piecemeal fashion (every few days there's a new random request rather than having it all organized from the start), and have even run into lenders who were substantially misinformed about the real estate industry or the laws that govern it on both a local and federal level.I think there should be a better site to encourage accountability by tracking how long it actually takes each lender to close their loans on average, and what unexpected hurdles investors encounter when trying to work with them.I can't seem to find such a site.
