They all use craigslist, so do I. 3 BR houses in the area rent for 1500-2000, the two times I've rented it I've had 20+ people interested.Looking at other craigslist advertisements on there I am constantly awed by people who 1) can't use a digital camera 2) don't post their 8 photos for free.

I imagine this would be great for tenants as you can give them this number rather than your personal cell number, and determine from the text if the sink is leaking into the downstairs unit, or if they saw a weed pop up in the lawn.Using technology to make being a landlord easier is always a good thing!

I just wanted to introduce myself and say thanks for a great place and the success stories here are inspiring

Depending on the MOS the tenant plans to pursue, this may or may not "inspire" a more positive reaction.

Adi was the "guru" who was my inspiration for buying my first rental investment, which I got through his company. 

wow - 20-40 properties to manage sounds like an aweful pain in the rear.

My game plan is to head back to the clerks office a week before the sale to checkout the properties that have not been paid off since the announcement of the sale.Anyhow, thanks for the insight guys, as always you have been very helpful and inspiring.
