Hey Richard,There are three kinds of sink mounts: top mount/drop in (the usual for stainless steel sinks on laminate countertops), undermount (more usual as a luxury installation for natural and manufactured stone), and flush mount (least common, used for some luxury installations with extra-large apron sinks).Clearly, this is an undermount installation on granite. 

@Roy Gutierrez we have a heavy bag in our basement and properly mounted it isn't a issue and we don't have a steel beam.

But remember cash flow will be dependent upon how much you put into the deal at purchase, how much you spend to improve, and your ability/mount you refinance money back out at a substantially later point in time.
