You should never trust the seller's P&L especially in thinly-traded private assets like MHP (i.e. no liquidity due to hardly any buyers/sellers for most parks).

That generally is enough to generate a ball park idea of value based on the NOI (net operating income) and whatever cap rate that type of property in that sub market is trading.

So such houses prices at 40k do trade at a large discount.

@Bill BrandtIf this "opportunity zone" would allow you to escape taxes if hold for 10 years, then it might be good opportunity to trade in SFR ( choose one that is least proforming) for 4plex in opportunity zone. 

This requires understanding the risk/reward trade-offs, and then coming up with a plan and sticking with it.
