If your offer to purchase did not include Addendum O which addresses post-closing occupancy, then you can either try to amend the contract and put that in there (ask your agent for specifics, they should know how to fill this out), or draft a lease agreement starting day of closing and define the terms that way.

Also, even though the contract might not be assignable, if you have been transparent with your seller, and they're ok with what you're doing, then you can always write an amendment stating that the contract is assignable.
