Goodness.............these are the things your realtor should have covered with you if he/she was an investor focused Realtor.You can easily have YOUR Realtor put in an amendment to request this of the listing agent before you close. 

That's not an actual amendment or repair request. 

If in fact you can not close via Zoom, DocuSign, Mobile Notary, or some other electronic means, suggest you speak with your Agent & Title Company and arrange an Amendment to Contract changing the Closing Date to comply with reality.  

The OP should be followed or amended as there was recently a tax court case where the disregarded the OP and it didn't end well for them financially. 

Amend the contract to extend your contingency period(s) and don't spend anymore money until AFTER the property is properly parceled.

If your offer to purchase did not include Addendum O which addresses post-closing occupancy, then you can either try to amend the contract and put that in there (ask your agent for specifics, they should know how to fill this out), or draft a lease agreement starting day of closing and define the terms that way.

Get a copy of your HOA By-laws, Declaration, and any amendments.

Also, even though the contract might not be assignable, if you have been transparent with your seller, and they're ok with what you're doing, then you can always write an amendment stating that the contract is assignable.
