And as far as availability of deals, though I'm having a hell of a time finding anything that meets my narrow criteria (I'm looking HARD for some cheap value add that I can BRRRR and cash out or a flip with a conventional loan, though I keep hearing I need to look into smaller banks and construction/rehab interest-only draw loans), I know two  flippers who stay busy and two buy and hold guys who are murdering inventory acquisition.

If you paid market for the property and it does not matter who you bought it from.. if you want better deals. you need to do your own direct marketing buy them before the wholesalers get them then the wholesaler sell to the turn key contractors then they do their thing there has to be financing cost in there.. then there is sales load.. non of this is a mystery.. its still amazing that they can do all this and still bring product to market and your making 5 to 7% I call that a homerun.
