Gems that will accelerate my real estate journey.

I've done some driving for dollars and found some hidden gems, but I'm looking for another strategy to fill my list.

There is still enough demand to suck the equity out of most (but not all) deals that hit the open market, so the most rewarding game is still to try to find the hidden gems through alternative sale channels, pre-market, etc.

How much those units will affect the AirBnb and VRBO markets is yet to be seen but my guess would be that during peak seasons (UofA home games, gem show, ect.) you can expect to see lower occupancy than the past or potentially need to lower rates to compete.

Duh, one SHOULD loose $, unless it's a flip, and flips DONT make $ on market movement, a flip is BUILDING equity, you CREATE the equity via taking the ugliest home and making it a gem.

It's not that it's a gem of a neighborhood, but we've chosen that area because my husband and I both grew up there, and my father-in-law still lives there.  

Yours appears decent on the outside so maybe you got the turnkey gem of the century, but the fun is just beginning dealing with leasing to the riff raff..
