Being 22 minutes from Breck is a no brainer, but not everyone does well at 10,500 feet elevation.

Not that it can't be found in our current market, but for estimation sake, you may want to consider elevating that to a more reasonable rate.

I do think that prices of both single and multifamily are elevated, and a bit of a bump in interest rates will definitely cool things down a bit.
