I would make sure that it is a lawyer who has done this in the past that can walk you through some scenarios.

He walked me through the options I had and how he could help in that process.

The only way to avoid that is if you are using a Bank Statement loan or a DSCR program on an investment property since those are "No Doc" but still require bank statements for assets.The days of walking into a bank and doing business on a handshake are gone.  

Since beginning, I've rented to about 8 different people from various walks of life - mainly business travlers from other countries, rotating medical students, and travel nurses.

I literally spent 4 full days walking around everywhere and talking to the right people.

You will meet people from different walks of life that will give you different perspectives on real estate investing.

There are people there from all walks of life, people coming here on vacation, etc. and I have had luck marketing to them.

If you haven't put the best possible,  experienced people around you, I might suggest getting involved with your local real estate investment groups...many of these people will have experience and contacts that could help walk you through the steps required to make this project safe and profitable or to show you why it might be something to walk away from. 

We walked away from one that we really liked after it was found to have some serious foundation issues.
