They do not look at hundreds to thousands of properties a week nationally, attend the trade shows, close the transactions, talk to the companies owning millions of sq ft of property to have a pulse on the industry.

When a tenant is in arrears, they should be checking more frequently ... and they should have never allowed them to get "several months" behind.IMHO, the PM company should be embarrassed about dropping the ball and offer to shoulder some of the pain (if they have in-house trades/staff, they could provide the labour at very little cost to themselves).

Find a way to work on larger deals, more readily available properties, and clients willing to take less yield.At the bottom of the food chain for price needed to purchase you tend to have wholesalers, then flippers to rehab and resale, then investors holding to rent and cash flow.Regular home buyers and sellers tend to trade at higher price points and more inventory on the market.After awhile then you work up into larger deals.

You can protest your taxes still but most likely the Harris County Appraisal District will still appraise it for a higher amount because they know these properties keep trading for a higher amount.

We're looking at expanding from our current knowledge in the real estate industry (we both used to be agents in another state) and learn the ins and outs of flipping, wholesaling, and eventually renting. mostly looking to learn from the immense amount of knowledge within the community and hopefully share some of what we learned from the agents side as well. also hoping to meet up and network with others in the industry as well and get recommendations on good trade workers that work around the area as we haven't networked nearly at all since moving here.Looking forward to hearing and learning from you all.
