Typically we see as-is rents in the 700-850 range and we are confident in our ability to go in rehab, refresh, and jack up those rents north of 1000/month.

Due to this, I'm now looking to invest in SFH as well as multi-unit properties and working on refreshing my knowledge of the area. 

You are right, it’s a never ending learning process... but it also did not take you a week to save money.. check out “refresh your wealth” podcast - abundance of knowledge when it comes to IRAs..

Sharing and reading through others successes plays as a great refresher in motivation for me!
