One last misunderstanding - Todd whoever you were talking to about "like kind" is wrong.

I think one thing that causes so many people to get their license...then ultimately leave the industry quickly is a complete misunderstanding of what being a real estate agent means.

This seems extremely harsh, so I'm hoping I'm mis-understanding something.  

Anger comes from misunderstandings. 

Generally, when I have issues in multi-way partnerships, I attempt to address it with the party before lawyering up, as there's usually a good chance there's a legitimate misunderstanding or lack of information.

Obvious stonewalling and convenient misunderstanding my requests, I have complained to every consumer protection group I can find. 

For 60% of the money, he is proposing 15% of the cash flow/profits to investors.Using the examples above, in an 80/20 split the investors should be getting 48% of the profit split and even in a 70/30 scenario, seems like investors should be getting 42%.Just want to make sure I'm not misunderstanding the metrics of the "typical" deal before getting back to him.

Because these investors do not plan to be in the loan investment for any great term they misunderstand how to look at the investment to begin with.
