@Stephen Bruce Tenant leaves system for free agreed to in writing by both parties or tenant removes the system and returns property to move in condition.If the systems stays, the next tenant can use as-is. 

The self-managed part is easy enough to understand, but it's the "need to live in it" part that I am maybe not understanding. 

Same question like if you are a supplier to company , you made your project more continues and large enough so they can give you enough volume discount… key imo is to use the same contractor over and over so both parties are creating mutual trust.

But it comes down to if you want to personally get down and dirty to learn the work or if you want to delegate to a third party.
