And vice versa if it is worth 500K and they are only asking 250K should you offer 125k while someone else swoops in and picks it up for 300K (or offer that guy full asking price and run)?

Everybody goes in with the best intentions but if things don't go well or your partner have a different idea about how to sell or exit the deal, personally I like to have some clauses that allows one party to buy out the other and vice versa.Hope that helps!

You have to get the rent from those tenants as they get paid each week or the money will typically be gone on booze,women,drugs,cigarettes (whatever the vice is to help them forget about their situation).
