More info is needed for job history.California has a prop to where title can be transferred via a sale and taxes will remain the same if it goes from mother to son or Grandmother to son or vice versa.

Everybody goes in with the best intentions but if things don't go well or your partner have a different idea about how to sell or exit the deal, personally I like to have some clauses that allows one party to buy out the other and vice versa.Hope that helps!
