The lower unit is small and gets rented 6-9 months at a time to traveling school people like occupational therapists.

I'm not the fair housing landlord expert but I'd probably steer away from referring to it as "veteran housing"Either way I can relate to your situation a little because I also own a house that is shared by multiple people.

Nobody ever regretted buying a good property, but you find hundreds of stories where people deeply regret buying a cheaper property.Maybe focus more on how to make more money, build a side biz, and let the real estate do what it does get better over time.
