The more you talk the more room there is for misunderstanding, negotiating, etc.

Am I correct there or another misunderstanding?

@Allison Anderson I apologize for the misunderstanding.  

If this were your money only that would be different but given the fact that you are using other people’s money you should get multiple bids and hire and manage professional contractors so there are no potential conflicts of interest or misunderstandings in regards to costs, time frames, mistakes etc.

Unless I misunderstand, didn't you write that they didn't pay January rent and you didn't ask because you had their deposit?

@Paul Kochendorfer There has been a misunderstanding.  

Maybe I misunderstand Jon's posts on not being able to find a PM without a large number of units, or more likely in larger more expensive cities (like SF) the demand goes up, thus does the requirement for more business before they'll pay attention to you.
