The lawyers that we just started working with can confirm that they have in-house negotiators that are getting approvals on 94% of their files in an average of 61 days (excluding BoA and Chase, which are a pain in the butt for everyone).If they truely have a 94% success rate, and it is Free (we do not pay for a negotiator), then I really believe that it can revolutionize how people approach and close short sales.

The average net worth of african americans is 500 bucks excluding the home and like 10k with a home (http://sociology.ucsc.edu/whorulesamerica/power/wealth.html), this is no good for anyone regardless who is at fault.For poorer folks I actually think the value/wealth/joy (whatever u call it) they get from simply having SOME net worth via home ownership FAR supersedes the joy someone might get from their second million bucks.

But that is not even always true; consider a 3 unit where the lower level is a commercial storefront and the two upper levels each serve as housing - this will require commercial type of financing.Putting the word "family" in there does restrict it to residential only (and the storefront types have to then be excluded).
