Once May rolls around in 6 days, common sense dictates that May rent would need to be paid as well for tenant to cure the eviction, unless they pay in full BEFORE May 1.

Unfortunately, being that grout is a cement-like product, a cured layer and new layer will not usually adhere properly, causing the new grout to flake off over time.

Technical defaults and convenants can be met and "cured," however its another thing to consider when looking at agency 1-4 unit paper that is done once its sold its gone and there are no annual checks versus local commercial portfolio options.I like them both and use both but food for thought...of course.

Depending on the jurisdiction and your lease, you could attempt an eviction for lease violations, but those are pretty difficult to pull off and you would need to prove persistent and damaging behavior (you would probably need multiple neighboring tenants to sign affidavits attesting to such), you would need to prove you provided multiple opportunities to cure, and you would still need to follow the months long eviction process.

You don't need to immediately file for an eviction just post a cure or quit and see what happens and if not prepare to back it up.

And also have legal counsel review the lease to determine if there might be some clause where the tenant is already in default of the lease, so that you can start with a notice to quit to cure the breach and the tenant failing to cure would allow you to proceed with eviction.IANAL so no legal advice :)
