As a real estate consultant and local to Philly, I'm offering some of my insights about some common zipcodes that my investors often buy. 19119 (Mount Airy, Northwest philly)Similar to 19150 but maybe less desirable because it’s a bit funky depending on certain areas in this zipcode.

That being said, it's in Mount Pleasant NW Travis, and yes it's an R2 zone. 

I live in Mount Pleasant.

Not a huge a mount of cash flow and since only 1 property, want to minimize the fees as much as possible but also setup a process that can grow with me.  

New to BP and looking forward to learning much more about making money in Real Estate, I have 1 house in Royal Oak no cash flow this is a family house that I maintain for a impaired brother, I am 50% owner at his passing I will be splitting the house with 2 other brothers, they will receive 25% each I the remaining, currently I live in Mount Holly NC with a house with good appreciation, Now I am interested in looking for a rental. 

Heard a lot about Huntersville, Mathews, Mount Holly etc but have no ground level understanding So far I am relying on Zillow, Redfin only to find properties so also wanted to check what are other reliable local / online MLS sources to look for prospective properties.

We have five successful STR’s, one in Fayetteville and four in Mount Nebo / Summersville Lake area.

@Derrick Reeves How about an above mount sink like this one? 

I saw some condo/townhomes near Mount Snow that charges 350-750 HOA fees, and they are selling, so I assume that high fee is worth it?
