It's not that it's a gem of a neighborhood, but we've chosen that area because my husband and I both grew up there, and my father-in-law still lives there.  

Yours appears decent on the outside so maybe you got the turnkey gem of the century, but the fun is just beginning dealing with leasing to the riff raff..

It's still very much a seller's market but I do come across a gem every once in a while.The vacancy rate in Charlottetown is around 0.3% right now.

This house is a GEM in a great neighborhood where homes are consistently going up in value. 

This works for me and other investors as many times, like me, they grew up and come from these neighborhoods and can spot a gem easily.

Agreed with Chad,The pocket just East of UT is very solid IMO.Any appreciation in Toledo should be considered as the "cherry on top".I just don't see enough demand or infrastructure being built that will drive up prices like other regions of the country.Toledo tends to keep up with inflation.With that being said, I don't think you can get a "better bang for your buck" anywhere else nationwide.It truly is a hidden gem tertiary market lolHappy investing 

I often say that Chicago is a city full of hidden gems, waiting to be discovered.

Indiana has some hidden gems.

I've read a number of books..the bigger pockets website has a lot of gems to help simplify things and get started.
