This will likely continue as it is a very desirable area but not yet as expensive as other western metropolitan cities such as Denver, Salt Lake City, Seattle and Portland.

Best to just take these types studies with a proverbial grain of salt.

I am exploring single family homes in - 1) Atlanta 2) Austin3) Salt Lake City 4) Denver - Colorado Springs - Boulder area ( Though there is room for a lot of opportunity and growth in this area, the prices are too high.

On the strong side: Utah on the whole experiences top-tier appreciation each year, with several submarkets of the Salt Lake MSA outperforming the state on the whole. 

Salt Lake City, UT· Top 3 Employment Industries:o Education & Healthcare: 11.9%o Government: 15.2%o Financial: 7.2%· Average 1 BR Rent: $1,235· Renter Occupied Housing: 48%9.

(Of course, this was before the pandemic, so these numbers must be taken with a grain of salt.)

Any contractor worth his/her salt isn't hurting for work.

I suggest taking that ARV with a grain of salt because it dosn't make financial sense.
