Don't rush their decision, talk about benefits; cash now, monthly payments, no more tenants, mortgage payments, violations, vacancies....Be prepared to make a decision with a one page skinny purchase contract (one that a High School drop out can understand), a blank check, your profile (who are you, your credential, copy of drivers license, membership in any organizations - Masons, Knights etc.)Your offer should have only one out clause (also know s a contingency), KEEP IT SIMPLE.Make full disclosures - what are you going to do - flip - assign, settle, refer, get a loan on etc.Be friendly, but professionalDress well - don't look like you just got off a tractor in you corn field.

Show up 3 days later , tractor with a 5 ft bush hog , dump trailer and small chain saw .

Having the equipment provided is more of a compromise, however be prepared then to take care of the maintenance of the tractor and snow blower, or replacing them if necessary.  

Maybe this is just a non-issue.. but if i buy a property that is worth X, but i want to include some equipment (tractor, mower, trailer) in the purchase for Y.

Google the IRS rules.You tried to save a couple of bucks, now this CON-tractor can cause you a lot of grief.Get thee to a tax attorney, learn the laws, and stay out of trouble. 

With having recently refinaced a primary and also having recently purchased a big ticket item(tractor) I am having trouble finding any lenders willing to loan me the money.

Any special needs like elevators, docks (for tractor trailers or smaller trucks?)

We said something to buyers And now the buyer said they own our personal property ( cars tractors) because we sold as is .

But it covered the vacate & move-in process took care of the security deposit exchange & the previous tenant left the garden tractor, all the window a/c units etc etc.

I've had LAs shop my offers, get CAP and GRM mixed up, not know their listing cannot be sold to the public (agricultural housing), not know what the rents are, etc.But I've also had buyers agents hold my FSBO sale together against all odds and a listing agent get his buddy with a tractor over to remove a huge pile of snow.
