STR doesn't have to be difficult and I do believe you can remotely self-manage from anywhere, but doing it for the first time from what may be a very different time zone is a pretty steep learning curve.  

If they buy a multi-family and reside in one unit, they're more concerned with location, commute time, zoned schools, etc, and much less with ROI and cash flow.

Chicago is too cold and the rest are too far (time zone) apart from Seattle.

Given that I live 2 time zones away, what business systems/project management application is most appropriate? 

Need something in a different timezone to deal with other parts of the US and global.Personally I like the Nashville one the most.

Guess with the time zone MI is awake before AZ! 

Another thing to consider is whether you want to use a HML in your time zone.
