A normal tenant in a SFH I wouldn't think twice about denying.There sure aren't many inquiries.There's this person, a handful of people that want to move February 1 (I'm looking for January 1), or smokers (non-smoking property).Would you allow a roommate/tenant with a pet (dog) instead of this weekly payer?

while smoking may not be a concern to some, you’re limiting your potential client base as non smokers, those with allergies, parents and those recovering are adverse to renting when units have smoke.  

There was probably a heavy smoker in there before.  

You should always state the requirements needed to rent e,g, 3X income, non smoker, credit scores need at least XXX etc. 

I've had a smoker tenant move out and leave a situation similar to this.
