Keep in mind that many of these cheap homes are selling for less than a third of their insurance replacement value, which really means that the land has negative value - let that sink in.Most buyers who can actually qualify for a mortgage will get a PA for $200-300k and desperately want to upgrade their life.

For example in my state of PA which is a lien theory state with judicial foreclosure, the sheriff auctions off foreclosure properties to get the lienholder paid.

when Palo alto and the peninsula made their first run up in the mid 80s.. that's how we did a lot of deal sin P A and other high priced area.. we did equity share.you had one investor with the cash.. the cash strapped but great job and income investor got the loan.. set up on a 5 year deal.. end of five years the owner occ either refied partner out or sold and moved on.. worked for everyone.
