Many of those items are desirable by all guests, so I'm not convinced that you have to dial it in to one category at the expense of others.

TIC in this case is virtually synonymous with coop.finance items- There are several ways to finance TICs – group loans and fractional loans are the most common. - Fractional TIC loan: you can now own a unit in a building that isn’t classified as a condominium, yet from a financing perspective, will feel that way.

However a couple larger items that should have been discussed: the pipes would freeze every winter (we've since found a fix), no water shutoff exists in each unit, the well pump has to be turned off and cut water to all 18 units, no pest control was ever done on the property, there was a unit that would take on exceptional water during rain due to improper prep and installation of a new concrete slab.

Although I am just starting my journey, (just recently sold first piece of land; acquired in 2016–held and sold this past week) I live in Southern California but looking to expand to Florida and other states for REI. 

We'll recalibrate how many housing units have been built, occupied, turned into rentals, sold and so on to see if the "so called" layoffs being bantied about actually happened.
