@Cody M.I would add a Phase I Environmental Site Assessment as a contingency to any offers on properties more susceptible to environmental issues (dry cleaners, gas stations, auto repair garages, etc.)

Or one may have to spend tens of hours, driving around (and paying for gas/insurance/maintenance of the car), posting signs to get leads (and those signs cost money too), knocking on doors, going to events to network and etc.

The tenants know the mini split is their best bet for controlling temp on their side, but they do not want to not pay for the energy to run it and would prefer the gas gets used (gas is included in their lease.)
