If so- what would you rate your work effort (not afraid of work), and the time to close a first deal?

As a first time investor looking to make the first purchase on a multifamily home in and around the city of Columbus, OH, within the next 2-3 months, I wanted to ensure I have all the information I need to be able to quickly and efficiently analyze and decide on a property worth investing into.

Purchase price: $110,000 Cash invested: $45,000 Recently purchased my first house to use as a primary residence, currently I am renovating the kitchen and adding a full bathroom to the first floor.

One of the reasons we have such a high success rate with navigating a state that so many say is not landlord friendly is because we know the areas to go to and the area t avoid. 

First thing , it has been a cold winter , that contributes a lot to the increase .

Since this will be our first long distance investment it feels like we're starting brand new and would love advice for first time long distance investors.

The most reliable way is look at other STR's in the area and see what their nightly rates look like over the year and look at their occupancy rates. 

I've now used it twice.The program requires 10% down, must be a rental, no PMI, and has a very high standard of credit.Last I did it (Summer 2022), my rate landed in the low 5%.  

In the city of San Diego there has been indication that for 12 months the current tenants have first priority at the rent controlled rate.
