Eventually they will still want to move to a more normal layout and configuration when the market allows it to.Some land the juice just isn't worth the squeeze for anticipated returns.

You have one set of "assumption" numbers yet it does not take into account the area class (A-D) or the property condition (A-D), property age, deferment status on maintenance, unit configuration such as SFR or multi, what kind of multi, a side x side or over/under, maybe a Quad, etc etc.

I would set a year built filter with your other criteria and see what it returns...remove the filter and see if the properties showing are something you can be comfortable with.It's more important to focus on the location and configuration of the property and opportunity for value add than focusing on year built.That said, older properties (if not updated) will always require more work to get stable due to inherent issues associated with the building style and materials...stone foundation, slate roof, balloon framing, ungrounded or unsafe electric, and possible abatement of hazardous materials...

Hoping like many to become a real estate investor over time, but for the moment I had a question which I'm having a lot of trouble figuring out:What would be the best / most appropriate insurance configuration in this situation:- My wife is the title holder for a single family home- She does not live at the home - Her parents live at the home, rent free- Her brother pays the mortgage on the home and he plans to rent out two rooms in the house to long term tenants (strangers)- Her parents will continue to live in the rest of the home, rent free (this is fine, just putting it here in case it affects the insurance)- My wife and I are able to visit the home at any time and do so regularly to see her parentsAll I want to make sure is that we (my wife) are covered from all angles on insurance.
