Buyers can be liars and they can tell you anything bu the real story comes out when they have to sign the agreement ( they are getting the money from somewhere else, working with a bunch of brokers,etc.)

I would agree with you 3-4 months ago bu the recent drop in mortgage rates of under 4% and almost 1% from January has really accelerated our Vegas market .

It is not a fast way to make much money, but it is a fast way to educate yourself for movement forward into other avenues of real estate investing while making money.You need to get leads, follow up on them, and close then deal; all while looking to wholesale the property bu getting leads and closing the deal.I am not looking to discourage you, but to be realistic.

(If it wasn’t recorded, you can always create a note & record, although you might be able to create the note, not record bu share with closing attorney and lender MIGHT work as well.
