What type of properties are you looking to BRRRR, SF, 2-4 MF, or 5+ MF?

I've seen banks be very competitive with blanket loans that cover multiple properties and/or multi-family properties, e.g. 5+ units.Mortgage Brokers (obviously I'm biased) - Brokers have the ability to work with all of the above and can get you to the best lender for your scenario right away instead of having you waste your time with the wrong type of lender.

I mean, don't get me wrong, we have to comp the property...so if you are looking to REHAB the property and make it something different, then you need a rehab loan first and then refinance after type of thing.

We now live in Arizona and I frequently fly back to the southeast to repair or inspect the properties and already deduct the travel, lodging, and half of the meal expenses from my taxes. 

Are you quoting net cash flow - after taxes, insurance, maintenance/repairs, property management if needed? 

Haven't bought a property in awhile.If I submit an offer, does the offer include the commission or not?  

Having a commercial policy usually only covers property and liability, hence the reason for having the umbrella as well.

The exception is: When the 2 members are married spouses who reside in a community property state.
