While I realize that if a person really wants to find out who owns the LLC, they ultimately can with some personal effort or potentially the courts, I didn’t want people to be able to easily look up that information online (ie a simple Google search).

My mind is blown that some of you, such as @Jason G. are able to purchase investment properties out-of-state that you've never seen in person.

Real estate is not my primary job, and I travel quite a bit, so having the piece of mind that I don't have to worry about the 2am call is absolutely worth the fee. 

All the military units have websites, so you can look them up online and call using the number you find there.

Keep in mind that when you are licensed as an agent, wholesaling can be restricted or disallowed by your brokerage so you want to check there first.

Many municipalities have online databases where you can filter properties by type, including multifamily homes.- ALN Apartment Data: This platform offers detailed information about multifamily properties across the U.S., including occupancy rates and rental trends, which can help you spot potential investment opportunities.- HUD Multifamily Housing Listings: The HUD website lists multifamily properties for sale, including foreclosures and government-owned properties.

You can find a map online to confirm if you wish. 

I can't remember what podcast this was mentioned in but one thing to keep in mind is that everyone's math is going to be different based on what their long term goal is.

We buy and renovate properties with that target audience in mind.

Keep in mind you need to account for soft-expenses as well such as Vacancy/Turnover, Maintenance/Repair, and Capital Expenses.
