At first, he never responded to the suit though it had been delivered, and I continued moving the process forward, filing for summary judgement.Late in the process, long after his deadlines to respond had passed, he hired a small time tenant attorney to intervene.

No evidence of wrong doing but the landlord is currently in court processes for medical bills , ptsd , and a list of of things . 

If they are in the process of moving and you are only upset about losing a few days, you are probably out of luck unfortunately because they would be out long before you evict.

Current landlord couldn't pay the upgrades so we offered to do the upgrades until the sale was final and not pay any rent in the process.

@Dave VonaI understand your disclaimers as to your process (only looking at IRR)… but isolating one factor really does you a disservice as to how to invest.
