My three main things are being easily able to integrate my team with the software, robust owners portal for my hosts, and utilize AI for dynamic auto messaging. 

You need to make sure there is room on the electrical panel to add larger appliances and also plumbing is easily accessible (to keep costs down). 

Can you easily see your occupancy/vacancy rate at any moment?

This way, you can easily allocate expenses to the appropriate property when making purchases with your Lowes account or other accounts.You can also create separate folders or digital files for each property/entity to keep track of receipts and invoices.

If I was younger and really looking to expand this would be an avenue to investigate.

The right investment property should be able to easily beat that.

I work close to the car washes so it wouldn't take much time for me to go check them daily or every other day and I'm hoping that between those and the 5 apartments we have, I'll be able to quit my full time job and manage these full time while expanding my portfolio. 

Context: I own a STR/MTR management company in Los Angeles and we're considering expanding to a STR friendly market.
