You can try tax liens as George suggested (you have to know what you are doing) or perhaps try investing in mortgage note fund or some crowdfunding platforms which require smaller amounts to get started. 

I have multiple people from other platforms contacting me to learn and get input. 

Hello everyone I'm excited to be a part of this platform and I'm looking to buy an investment property.  

We had a girl who was head over the heels about the place at our open house, but her realtor has advised her not to put it under contract because he is confident it will get a low appraisal due to the appraiser only using in project comps (he also mentioned that it is a VA loan, and they are very strict about staying in the project).I also believe that the realtors are not even showing this to their clients because of the above reason (though we have had about 4 showings).  

A lot of people (billion) use these companies platforms daily so idk but perhaps hundreds of thousands actually picked.?

This is surface level, as every deal has its own specifics, but.......I have seen a handful of portfolio loans (which is what you are describing) come through our lending platform in the last few weeks.  

This is the main  retail platform in the world and has been going 60 years.
