His unit door is off its track.  

The long-term plan was to convert the garage to an ADU for future cash flow.I'm seeking advice from fellow investors.

Great thing is it have 6 bedrooms counting the garage and additional ADU.

Then here is the important part I set the listing price my self (a weekend of research will do) or if you trust the agent ask them for  (CMA report) then once I agree to a listing price we list the property at set price.. then since they said they will "add value " to me then offered a 5% to 10% max  additional bonus for any dollar amount they get me over my set listing price, if they want the full 10% they must fully pay for staging  then selves and be available at all times I ask them to do so. 

In all of my units I include a private workspace that's in a room with a door that closes (important for video calls), a comfy desk chair, monitor, keyboard, mouse, and hdmi cables.
